Lets start with the hooked on overages course. It's offered by Rick Dawson and has been around a while.. Great system strong materials. The program teaches folks how to get overages from tax sale foreclosures. But, these overages are not plentiful. That is due to the fact that the vast majority of the foreclosures held by the county have to either be unencumbered or have to have had a mortgage company that didn't respond to the tax foreclosure notification. As you can probably imagine, this does not happen very often. Further, the hit to your wallet for the course is a moan worthy sixteen hundred plus dollars : yes, American...
Nathan Jurewicz, aka the short sale kid, and his short sale riches. Neat program. But look, it is still a short sale program. Same old same old, new package. Create margin as a middleman in the transaction. Cool twists, but you're chasing a sought after, finite number of deals. Also, short sales are very difficult. Don't forget that you are putting a deal together with a mortgage company that has to turn around and cut a deal with lien and mortgage holders behind it in line. However, if the bank choose to foreclose instead, the bank wipes out all claims behind it on the property. This one is also pricey, at almost a thousand bucks. Don't forget that even with a low amount of money down for earnest money, you have to have a lot of lines in the water to get a deal to fly, so there can be substantial out of pocket.
The deed grabber. This program is by Rick Dawson.. Deals with purchasing deeds from owners prior to tax foreclosure. Love the materials, the concept and the asking price. BUT, it works only in trust deed states and you do in fact have to flip the property. You own the property - however cheap - and still have all the headache associated with ownership. Also, I've purchased deeds before and no, a couple of hundred bucks ain't gonna do it. This is the case regardless of how you phrase your approach. Price is nice and cheap but the lack of available prospective properties makes this a limited product. Perhaps a side deal or two.
Court House Riches - by Rick Dawson. Actually pretty cool. It's a combo set from Rick Dawson and has some good info. But about a grand for this? Yikes. Maybe a nice re-packaged way to extend sales and audience?
John Beck's free and clear real estate system. It's a good program for tax sale investing. This is well written, detailed. At less than twenty dollars, this is really well priced. Two big issues though. Forty dollar monthly subscription not mentioned. And there's a lot of complaints about attempted back end up selling. Not bait and switch, but borderline.
Jack Bosch's land profit generator. This is updated land profit formula. Okay, yet another deed grabber type of program.. The issue is that you still have to find an end buyer to cash out. Unless you've been under a rock, the thought of having to re-sell the property, regardless of how cheap, doesn't turn you on. Two Grand price tag? Whew.... Good for you, Jack Bosch.
Judgment Recovery Business Training Programs. Up until recently, this was one of our top picks. There are a lot of choices. The best ones are those written by Sierra Judgment Recovery and then Peter Gilboy. Fantastic courses and incredible materials at great prices. Unfortunately, we can't recommend. There are a number of reasons for that. The main reason has nothing to do with the programs. The powers that be are passing new laws further restricting a judgment recovery specialists chance to collect debt. Missed the boat on this one.

The concept of how the system works is what is blowing our minds. Shawn and company teach people how to pull down crazy money.
