Hooked on Overages By Rick Dawson. Great system strong materials. The program teaches folks how to get overages from tax sale foreclosures. But, these overages are not plentiful. That is due to the fact that most of the municipal foreclosures have to either be without mortgages or liens or had to be the rare situation that had a mortgage company which did not react to the tax foreclosure notification. As you can probably imagine, this does not happen very often. But that's not the worst of it. To continue, the price tag for the course is a moan worthy sixteen hundred plus dollars == no we're not kidding...
The much ballyhood short sale riches program. Neat program. But look, it is still a short sale program. Same stuff, different day. You put yourself between the bank and the end buyer. Yes there's some different angles here. But you're still chasing extremely difficult deals, with a limited prospective base. Don't forget that you're negotiating with the foreclosing entity that has to turn around and cut a deal with lien and mortgage holders behind it in line. However, if the bank choose to foreclose instead, the bank doesn't have to deal with other lien or mortgage holders. At just under a grand, again a tough price tag. One final word on this program. You have to put down earnest money. And you have to put a ton of offers out to get one to fall. So this can get expensive quick..
The deed grabber. This program is by Rick Dawson.. Deals with purchasing deeds from owners prior to tax foreclosure. Great upshot potential, strong program, great price point. BUT, it works only in trust deed states and you do in fact have to flip the property. The best programs show you how to profit without actually owning the property.. And, the idea that you can buy a deed for a few hundred bucks. Most cases, speaking from experience, that is unrealistic. I don't care if you have some secret terminology. Price is nice and cheap but the lack of available prospective properties makes this a limited product. Perhaps a side deal or two.
Court House Riches - by Rick Dawson. Not bad. Good bit of info, combining a number of systems. The price tag of just under a grand is not our cup of tea. Maybe a nice re-packaged way to extend sales and audience?
J Beck's free and clear real estate system. It's a good program for tax sale investing. Well thought out, easy to follow. At less than twenty dollars, this is really well priced. However, the additional information on available property is a recurring monthly bill just under $40 and there are crazy complaints about the back end support being about trying to sign folks up for mentoring. Lots of complaint chatter out there.
Land Profit Formula, now Land Profit Generator - By Jack Bosch. Basically, it's a different take on buying deeds on property coming up for tax sale foreclosure.. The issue is that you still have to find an end buyer to cash out. Anybody see what's happening in the real estate market, especially the land market?? Two Grand price tag? Whew.... Good for you, Jack Bosch.
Judgment Recovery Business Training Ebooks: A year ago we would be telling you to choose this route. There are a lot of choices. The best ones are those written by Peter Gilboy and Sierra Judgment Recovery. Really great programs and incredible materials at great prices. Unfortunately, we can't recommend. Why, you ask? Because the States are passing law after law further restricting your ability to get ahold of assets. Missed the boat on this one.
